Overview

A brand new residential district called Habitat is being built in Prague-Malešice. The project is being built on a brownfield site and will offer over a thousand apartments in five phases. Habitat continues and further develops Skanska's high standard of sustainable residential construction, based on the trend of sophisticated blue-green infrastructure. In addition to modern living, it also offers exceptionally low energy consumption (PENB-A) and a high standard of quality and sustainable materials. With our help, the first phase received a BREEAM certificate at the "Very Good" level during the design phase. This confirms the implementation of solutions that reduce the impact of construction and operation on the environment and improve the quality of the indoor and outdoor environment for future residents. We also calculated the carbon footprint for the project using LCA.

One of the key aspects of the project is the concept of "blue-green infrastructure," which makes effective use of rainwater. Instead of being drained into the sewer system, the water is collected and used to irrigate the surrounding greenery, especially the spacious park that is part of the first phase of the project. The project also includes a gray water recycling system for flushing toilets. Thanks to these solutions, drinking water savings of up to 44%, or 48.66 liters per day per resident, are expected.

The project also focuses on supporting biodiversity and the overall quality of public spaces. Native plant species are being planted on the site, and special nesting boxes and insect hotels are being prepared for birds and insects. The comfort of residents is also taken into account inside the buildings – intelligent ventilation with CO2 sensors automatically ensures optimal air quality, while a free cooling system together with exterior shading allows for effective cooling of apartments in the summer months. Photovoltaic panels and solar thermal collectors are also planned for the roof of the building, which will further help to reduce energy consumption during operation.
